What Are Structural Alterations?
Structural alterations involve modifying the load-bearing elements of your property — removing walls, installing steel beams (RSJs), opening up doorways, removing chimney breasts, creating new window openings, or underpinning foundations. These are the most technically demanding building works in domestic construction.
At JBW Construction, every structural alteration begins with chartered structural engineer calculations. We don't guess beam sizes or foundation requirements — we engineer them properly, submit building regulations applications, and carry out work under building control inspection at every critical stage.
Getting structural work wrong is dangerous and expensive. Inadequate steelwork causes cracking, sagging, and in extreme cases, partial collapse. Our engineering-led approach eliminates these risks entirely, giving you a safe, compliant, and properly guaranteed result.
What Happens When Structural Work Goes Wrong?
Every year, we're called to properties where load-bearing walls have been removed without adequate steel support. The symptoms are alarming: diagonal cracks above openings, sagging floors, doors that won't close, and visible deflection in ceilings. Remedial work typically costs 2-3 times what the original job should have cost.
Chimney breast removals are equally problematic when done incorrectly. The remaining stack above needs proper support — gallows brackets or steel needles. Without this, the unsupported chimney above becomes a collapse risk. We've remediated several properties in Chesterfield where this critical step was missed.
The legal consequence is equally serious. Structural work without building regulations sign-off is a material defect that must be declared when selling your property. Buyers' solicitors will demand indemnity insurance or remedial work — both of which are expensive and stressful. We ensure full compliance from day one.
Our Process
How We Deliver Structural Alterations
Site Assessment
We inspect your property, discuss the desired alterations, and identify all structural implications including party wall requirements.
Structural Engineering
Our chartered structural engineer designs the steelwork, calculates beam sizes, and specifies bearing details and foundation requirements.
Building Regulations
We submit a building regulations application including structural calculations, and arrange the inspection schedule with building control.
Temporary Support
Before any load-bearing element is removed, we install temporary support systems (Acrow props, needles) to safely carry the load during construction.
Steel Installation
RSJs or other steel sections installed to the engineer's specification, with proper padstones, bearing plates, and connections.
Making Good & Sign-Off
Steelwork fire-protected where required, walls made good, plastering completed, and building control final inspection passed.

Structural Alteration Types & Details
Load-Bearing Wall Removals
Removing a wall between your kitchen and dining room is the most common structural alteration we perform. We install RSJs (Rolled Steel Joists) sized by our structural engineer to carry the load above. Typical beam sizes for domestic wall removals range from 152mm to 305mm UB sections, with padstones distributing the load to the supporting walls. Building control inspect the installation before we close up.
Chimney Breast Removals
Removing a chimney breast at ground floor level while supporting the stack above requires gallows brackets or steel needles bolted through the party wall. This is a precise operation that must be engineered correctly. We handle the full process including asbestos surveys where the property pre-dates 2000, structural engineering, and building control sign-off.
Underpinning
When foundations have failed — due to subsidence, clay shrinkage, tree root damage, or insufficient original design — underpinning stabilises the structure. We use traditional mass concrete underpinning in sequential bays, or mini-piled solutions for more severe cases. Our structural engineer designs the scheme and supervises execution.
New Openings in Walls
Creating new doorways, windows, or serving hatches in load-bearing walls requires structural support above the opening. We install concrete or steel lintels sized for the span and load, with proper bearing at each end. This includes new openings for bi-fold doors, kitchen serving hatches, and connecting through to extensions.
Steelwork for Extensions
Extensions often require structural steel — ridge beams, valley beams, and connections to existing roof structures. We coordinate steel fabrication with our structural engineer's designs, ensuring correct specification, protective coatings, and compliant installation.
