Victorian Terrace Kitchen Extension — Brampton, Chesterfield
A 5m single-storey rear extension transforming a cramped galley kitchen into a bright, open-plan kitchen-diner with bi-fold doors opening onto the garden. Structural steelwork removed the original rear wall entirely, creating a seamless flow from the Victorian hallway through to the new space.
Technical Details
The original house had solid brick walls requiring careful connection of the new extension. We installed a 4.2m steel beam to span the full width, supported on padstones built into the existing brickwork. The flat roof uses a warm-deck system with 150mm insulation, achieving U-values well below building regulations. Underfloor heating throughout eliminates the need for radiators.
Result
Completed in 12 weeks. The extension added approximately £45,000 to the property value — three times the client's investment. The family now uses the kitchen-diner as their main living space.
Stone Barn Conversion — Tansley, Near Matlock
Conversion of a redundant agricultural barn into a 4-bedroom family home. The project required planning permission from Derbyshire Dales District Council, a protected species survey (bats were present), and close collaboration with the conservation officer.
Technical Details
Original stone walls were retained and repointed using hydraulic lime mortar. New internal walls are timber-framed with breathable insulation to prevent moisture trapping. The original king-post roof truss was cleaned, treated, and left exposed as a feature in the double-height living room. New oak-framed windows were positioned within existing openings to satisfy planning conditions.
Result
Completed in 8 months including planning. The finished home retains the barn's agricultural character while providing modern comfort — underfloor heating, mechanical ventilation with heat recovery, and an EPC rating of B.
Double-Storey Extension — Dore, Sheffield
A double-storey side and rear extension on a 1930s stone-fronted detached house. Ground floor provides a large kitchen-diner; first floor adds a master bedroom with en-suite. The stone front elevation was extended to match existing coursing and colour.
Technical Details
Stone was sourced from a Derbyshire quarry and hand-selected by our stonemason to match the original 1930s stonework. The rear elevation uses matching brick with stone quoins. Two steel beams support the first floor — one spanning 5m across the kitchen and another creating the open-plan link to the existing dining room.
Result
Completed in 16 weeks. Added over £180,000 to the property value according to the client's estate agent.
Dormer Loft Conversion — Ecclesall, Sheffield
A rear dormer loft conversion creating a master bedroom with en-suite bathroom and fitted wardrobes. The existing loft had excellent head height but needed structural reinforcement for the new floor loading.
Technical Details
New steel beams support the dormer structure and transfer loads to existing load-bearing walls. The floor was upgraded with engineered joists to meet sound and fire regulations. Insulation between and over rafters achieves U-values of 0.15 W/m²K.
Result
Completed in 7 weeks with the family living in the house throughout. The loft conversion added a fourth bedroom and increased the property value by approximately £60,000.
Garage Conversion & Home Office — Coal Aston, Dronfield
Conversion of an integral single garage into a dedicated home office with separate entrance, built-in desk and storage, and independent heating.
Technical Details
The garage door opening was infilled with brickwork matching the existing house, incorporating a window and a new external door. Insulation was added to walls, floor, and ceiling. Cat6 ethernet, multiple power circuits, and dedicated lighting were installed. Acoustic plasterboard on party walls ensures privacy during calls.
Result
Completed in 3 weeks at a cost under £18,000. The client eliminated a daily commute and gained a workspace that impresses clients during video meetings.
Complete Pub Refurbishment — Chesterfield
Full interior refurbishment of a traditional pub including new bar installation, kitchen upgrade to commercial standards, toilet refurbishment, and redecorating throughout. The project had a strict 4-week deadline.
Technical Details
We stripped the existing bar area back to bare walls and installed a new bar counter with granite top, glass-wash stations, and refrigeration housing. The kitchen was upgraded to comply with current food hygiene regulations. New disabled-access toilets were created from an existing storage room.
Result
Completed in 3.5 weeks — ahead of the 4-week deadline. The pub reopened on schedule with a refreshed interior that increased food covers by 40% in the first quarter.
